The service is exactly what it suggests and amounts to an initial free of charge visit to the property or site in question to discuss the possibilities and evaluate the proposals.
Our experience over the years in Town & Country Planning matters and dealings with the various planning authorities, provides us with a reasonable sense of knowing whether a proposal is likely to be a good chance for approval, a border line "possibility" or a profound "no chance".
In our evaluation process on site at our initial meeting, we are able to state, in our opinion, which of these three categories the client's proposal falls within. The first category we accept on our unique scheme, the second we advise whether this is acceptable under the scheme and the third if an obvious failure is apparent we will advise accordingly to avoid wasting mutual time and effort.
We will prepare two fee estimates for client's consideration. One being on a normal "Win-or-Lose" basis, where under clients instruction we submit the relative application and for our services we are paid regardless of success or failure. The second is our "No-Pass-No-Fee" scheme which if offered and accepted by the client is chargeable on a success only basis.
We cannot guarantee planning permission under either fee basis but we can guarantee under our "No-Pass-No-Fee" scheme that our clients will not risk a penny except for the planning authority fee. Naturally if we are requested to take the risk element out of the planning process on our clients behalf, then our financial remuneration is reflected in the comparison between the fee estimates for the two schemes, which of course is the clients choice.
This service can apply to both Town & Country Planning Applications and applications under the Building Regulations Acts. Our fee estimate initially therefore will be for Town & Country Planning in order to establish that the proposal is acceptable to the planning authority. A separate fee estimate for obtaining Building Regulations approval is available on request.
In simple terms you cannot really lose by using our scheme.
